Position
Manager of Business Development 

Summary
The CEO directly manages project resources and initial negotiations. This position calls for a 'right-hand' to the CEO, someone who will take on a broad spectrum of responsibilities, including strategic formulation, operational implementation, and all internal and external liaison activities.

Essential Duties
1. Driving Business Development and Investment Projects
・Analyze and assess risks of investment projects initiated by the President from a legal perspective
・Review and support negotiations of contracts such as JV agreements, purchase agreements, and LOIs
・Collaborate with the Finance Manager to verify business plans and financial models
・Manage the overall due diligence process (legal, tax, accounting, architectural, etc.)

2. Leading Internal and External Coordination and Approval Processes
・Explain and coordinate investment schemes and contract terms with relevant internal departments (accounting, administration, engineering, etc.)
・Prepare investment proposals and reports for submission to and approval by the Japan headquarters
・Serve as the primary point of contact and coordinate with partner companies and external stakeholders

3. Business Development Strategy and Networking
・Conduct research and screening for new investment opportunities
・Analyze market trends and provide strategic recommendations and advice
・Build and maintain relationships with developers, local partners, brokers, and other key contacts

4. Department Operations and Future Team Building
・Establish operational policies and procedures for the business development department
・Handle multitasking in a small team environment and promote collaboration across departments
・Foster and manage future team members as the organization grows

Qualifications
​​​​​​​・Proficiency in Japanese and business-level or higher proficiency in English (speaking, reading, and writing)
・Experience in real estate development or investment-related operations in the U.S.
・Experience reviewing contracts such as joint venture agreements, development agreements, and purchase and sale agreements
・Basic understanding of financial models and ability to validate assumptions
・Strong coordination skills, adaptability, and project management capability when working with internal and external stakeholders
・Ability to take a hands-on approach in a small team environment
・Must have legal authorization to work in the U.S. (Visa sponsorship is not available)

・Experience communicating and handling internal approval processes (ringi) with a Japanese headquarters
・Understanding of the overall development process, including entitlements, construction, and property/asset management (PM/AM)
